• Single-family homes that can be structured as rent-to-own, lease option, subject-to, or seller finance deals (light to moderate condition preferred).
• Properties with little to no equity as long as the seller is flexible on terms.
• Homes that have been sitting on the market 30+ days or failed listings.
• Vacant properties or tired landlord situations with motivated sellers.
• Properties with monthly payments that can be covered through tenant-buyer or lease structure.
• Sellers open to 12–48 month exit strategies with a future purchase option.
• Inherited, divorce, relocation, or distressed ownership situations where speed matters more than price.
• Properties in stable, working-class or middle-income neighborhoods with consistent rental demand.
We focus on deals where structure solves the problem, not just price.
Fix and Flips
Full rehabs to fix and flip, as well as rental properties to buy and hold. We can work with anything within two-hour radius from the Tampa Bay area, but here is the most desirable type of properties that we’re looking for:
• Fix and flip rehab properties under $300,000 to fix and flip.
• Rental properties under $150,000
• Mobile homes with an acre+ under $200,000 (with their own land. No rent).
• Condos under $150,000 with HOA’s under $350 per month.
• Buildable lots in Tampa, St Petersburg, Plant City, Land o Lakes, Wesley Chapel, Lutz, Brandon, Valrico, Largo, Clearwater, Safety Harbor, Tarpon Springs, Oldsmar, Odessa, Dunedin, Seminole, Treasure Island, Madeira Beach, Belleair, and Lithia.
